This is a comprehensive list of items which will assist me in marketing and selling your home to its fullest potential.
 
 
Sellers Marketing Checklist
  • Utility bills for the past 12 months (gas, water/sewer, power, oil etc)
  • A list of all utility and service providers and their contact information
  • A list of all home features
  • A set of keys for the house and outbuildings to put in the lockbox
  • Copies of  blueprints, floor plan and/or survey if available
  • A list of replacement items and dates
  • Any warranties or certificates
  • Receipts and permits for work  completed
  • Neighborhood organizations and amenities
  • Home owners association contact name and number and dues
  • A list of items which you wish to be included or excluded from the sale
  • Your thoughts on special features of your home or community
  • Attractive exterior photos of your home in other seasons. (Excluding people and pets)
  • News articles about the area
  • Any documentation regarding the home
  • Anything which might be of interest to the buyer

For Condominiums, Townhomes & Communities with an Active HOA
  • All minutes of meetings for the preceding 24 months
  • Documents verifying the current policies of casualty and liability insurance for the HOA and its board of directors
  • Documents verifying the current HOA assessments, together with any documents relating to potential increases in the assessments or any potential special assessments
  • Documents relating  to any defects in the structural integrity or safety of the common elements or common areas
  • Copies of the latest reserve study conducted by or for the HOA together with copies of the current reserve fund figures
  • The names and phone numbers of the current management company and the current HOA officers
